A couple months ago, we chatted with you about our wide-open attic space and how much potential it has to be an AMAZING family space / game room! You might remember how we painted the walls white (because pistachio green wasn’t doing it for us), and got our sweet vintage sectional couch reupholstered. This is what it looked like before…
And this is what it looks like now…

The room feels so much brighter and a perfect blank slate! But I found myself really struggling with the awkward shape of this room, and how would be the absolute best way to utilize the space with regards to furniture placement and ‘zones’. It’s such a large space, but shaped so strangely. I wanted a TV-watching ‘zone’, and maybe an area with a table for board games, etc… but how? And where?
Here’s an overhead floor plan of the attic that Nick drew up with his CAD software.
Tricky, right?!
I’ve been in ‘paralysis’ mode on this room for several months now, and was even thinking of hiring an interior designer to come and bounce ideas off of and help with room layout and furniture placement. But then a friend told me about Modsy and their amazing online services that allow you to visualize your space in different ways with 3D modeling and photo-real renderings. IT’S AMAZING. (stay tuned at the bottom of this post, I have a coupon code for you!!)
You start out by sending them pictures (you don’t even have to clear the clutter!) and dimensions of your room, then take this quiz to determine your design style (which is super fun), and they take it from there! They have actual designers that look at your space with fresh eyes, and think of different ways to arrange/style the room that would be the most cohesive and efficient. If you have existing furniture that you’re wanting to keep in the room, they incorporate those exact pieces and ‘build’ them into the design. And if you’re starting with a blank slate (or somewhere in between), they can add 3D furniture to the space that’s from actual furniture retailers that you can purchase if you want!
The way you ‘try on’ clothes in the dressing room before you purchase? Same concept… TRY ON FURNITURE!
Isn’t that ^^ AMAZING?! So after the designers have your pictures, dimensions and have an idea of your design style (via the style quiz) they mock up two different floor plan ideas… in my case using a combo of my existing furniture (the sectional couch) and new pieces that I could either purchase that exact piece at a store, or find something similar at a yard sale or thrift store. These are just a starting point to get your inspiration wheels turning!
So the overhead view is amazing and all, but look how REAL their software makes these renderings look (If you scroll through the pics below slowly, it will be like you’re starting out looking right, and slowly turning left. This will help you keep your bearings!):
Didn’t they NAIL my style? A little bit mid-century, a little bit bohemian, lots of texture and plants. LOVE IT! And this gives me some new ideas of how to use this space that I hadn’t even thought of!
Are you ready to see Modsy’s second design? Here’s the overhead view:
Don’t you love the banquet seating in that corner with the table? Such a brilliant use of space! Here are the side view 3D renderings.
Isn’t that insanely awesome and real-looking? Their services are SO AWESOME… I seriously called my mom to tell her about it. And I want to stop random strangers on the street and ask them if they’ve heard of Modsy. I wouldn’t have thought to layer rugs, or hang plants in the window nook, or put a bar cart by the closet, but it all works!
And there’s good news your you too! I have a discount code for you that will give you 20% off ANY of their design packages (which are already pretty affordable IMO). At checkout, use the discount code REALITY20!
We’ll check back with you after we’ve made some of these changes in the attic. Stay tuned!

Done very nice and thank you for sharing great info
I paid for the basic service only – so maybe the expanded package is different! Also, I suck at the design thing so maybe my expectations were completely unrealistic.
I wanted to like their service so much, and while I didn’t hate it, I didn’t completely love it either. It’s really hard to put my finger on it, but when you create your mood board, they basically took the exact items you “liked” and put those EXACT items into your room. I guess I was hoping for a little more “magic” involved as I just sort of clicked through the mood board selections willy-nilly.
I stated that the only thing that could not be changed was the wood floors – otherwise I was WIDE open. They made changes like my ceiling fan – but not my wall color (which is horrible and needs to be changed). Another example is the size of something, they had 3 different sizes of a picture available. I clicked on the smallest one because that was the first one I saw. Well, it was the small one that made it into every design – they didn’t bother trying to fit the other sizes into anything. My point being that if you give me a selection of coordinating items, I can put them together in my own space – I don’t need to pay someone else to do it. I guess I hoped they would venture out and look for items that fit my over all “likes” VS what I haphazardly clicked on.
Also, I feel a lot of their designs tend to start looking to similar. This could be that they have a limited “mood board” selection to choose from. Don’t get me wrong, I’m a big fan of the clean lines Mid Century Mod look, so my designs worked for me. But if you have a different taste, it might be hard to find examples of their work.
I only did one room at the time, but maybe I can give them another shot later on for some of my other rooms, I think they are still a newer company?
This is amazing! Merry Christmas to me! I’m totally going to do this for my living room. Do you know how long your code will last? I know they say they’ll clear the clutter, but it’s all Christmassy up in here and I’d rather it look the way it always does…
RIGHT Lyndsey?! This is the coolest thing! I think the coupon code is good for one month. But you don’t have to worry about your Christmas stuff showing up in the renderings. They take all that out to the bare bones of the furniture that is STAYING in the room… and go from there. It’s amazing!
